Scannell enters German Cold Storage market with €55m Steinau project

Following REFIRE's examination of Germany's cold storage logistics sector in Issue #247, we note Scannell Properties has started construction on a 36,700 square metre facility in Steinau an der Straße, Hesse, marking the developer's entry into the German cold storage market. The €55 million project, located on a 6.8-hectare site near the A66 motorway, is fully leased to ID Logistics. Completion is scheduled for Q3 2026.

Jan Imfeld, Country Head Germany at Scannell, noted high demand for modern cold chain logistics as existing facilities become technically outdated. The development targets DGNB Gold certification and will feature 3 MWp rooftop photovoltaics, with ID Logistics seeking a partner for solar operation to optimise electricity use for cooling systems.

The project faced lengthy approval processes since early 2024 discussions, with construction by Fabrikon and local contractor Quakenack addressing significant site level differences and rainwater basin relocation. Scannell financed land acquisition with equity and secured three-year bank financing for construction, with no immediate sale planned.
